One of the biggest questions homeownersBrakur_Upgrades_2 have when it comes to a remodel is “Will I get a return on my investment?”  Deciding what upgrades are worth doing can sometimes be a daunting task.  Many times it is budget that may prevent you from getting the upgrades you want.  Learning about what gives you the best return and what will benefit you most can help in the decision making process.  There are those upgrades that are worth fighting to keep and others you can more easily pass up.

Upgrades Worth Their Return

Cabinetry

  • Cabinet Box - Don’t scrimp on the wood. You will want to have a well-built cabinet made of plywood and not particle board.  It will hold up better and your kitchen will last for years.  While you won’t see it, it does make a difference.
  • Dovetail Joints – These make your cabinets more solid and they hold together better especially when it comes to the lifespan of drawers.
  • Soft Close Door Hinges and Drawer Glides - It saves on the wear and tear of the cabinets, extending their life. It will also save on your sanity.  You won’t hear your cabinet doors and drawers slamming when someone decides to rummage through the kitchen for a late night snack. And on a lighter note, it’s just cool to watch them close.
  • The Visuals – Those things you (and everyone else) first notice when walking into your kitchen. For example, you can do simple crown, stacked crown, super-duper-extraordinary crown, etc. Crown molding is a good area to get the better looking, more impressive look since it makes such a visual impact at 1st glance. Another example of major visuals, include door styles and overlays.

Energy Efficient Appliances

When it comes to future buyers they will look at the both the cabinets and appliances in the kitchen.  Appliances are one of the most used features in your kitchen.  Look for energy efficient appliances with warranties.  Don’t think you can always upgrade later.  It almost always will end up costing you more in the future and you will have a more difficult time finding appliances to fit perfectly without having to change or take out some cabinets.  When you design your kitchen you will want to let your designer know what appliances you plan on using.

Storage and organization

Everyone is looking for ways to stay more organized and help their homes function better.  There are many unique storage ideas for the kitchen that can not only increase your storage, but also alleviate the clutter.  Consider putting in a pantry cabinets and using roll out shelving.

Countertops

Find out what your different countertop options are.  You many not need a grade 5 granite and can settle for a grade 2 that you like equally as well.  There are many laminate choices that resemble granite and quartz if you need money for other upgrades. Also consider the upkeep and maintenance. It may pay off in the long run to choose a countertop such as quartz that is low maintenance and doesn’t have to be sealed every year.

The good news is that remodeling your kitchen will always increase the value of your home and in most cases will give you a return on your investment when you go to resell.
